Full Specifications & Build Standards

kSheds provides a the complete on-site construction of a custom-built shed or studio structure. The shed is built from raw materials directly on the client’s property to ensure precision levelling, structural integrity, superior weather protection, and long-term durability not achievable with prefab or drop-built units.

Materials Procurement

  • Purchase and on-site delivery of all construction materials, including framing lumber, siding, roofing, membranes, fasteners, trim, and structural components

  • All materials are brand new, hand-selected, and visually graded

  • No warped, damaged, or recycled materials used

Site Management & Cleanup

  • Daily job-site cleanup for safety and organization

  • Removal and disposal of all construction waste, scrap material, and packaging

  • Final site cleanup upon completion

Ground Preparation & Levelling

  • Removal of sod, organic material, debris, and loose soil

  • Excavation to required depth based on site conditions

  • Installation of compacted gravel and/or paver base

  • Precision levelling of the building area

  • Final grade shaped to promote drainage away from the structure

Foundation System

  • 12” x 12” x 2” concrete paver stones installed at:

    • All four corners

    • All mid-span and load-bearing points

    • 10 total foundation load points, including center support

  • Low-profile pressure-treated 2x6 x 10’ beams installed perpendicular to floor joists for optimal load distribution

Fine Levelling & Moisture Isolation

  • 1/16” asphalt shingle shims installed between concrete and pressure-treated wood to:

    • Allow fine levelling adjustments

    • Prevent concrete-to-wood moisture transfer

    • Resist corrosion

    • Prevent water pooling at foundation points

    • Maintain long-term levelness and structural alignment

This detail significantly improves longevity, serviceability, and overall structural performance.

Floor Framing System

  • Pressure-treated 2x6 floor joists

  • Spaced 16” on-center

  • Doubled perimeter edge beams for increased rigidity

  • Galvanized joist hangers installed using 10d galvanized hanger nails

  • All framing fastened with corrosion-resistant galvanized fasteners

Floor Insulation & Subfloor

  • 3” rigid foam insulation tightly fitted between floor joists to:

    • Increase R-value

    • Improve floor stiffness

    • Block moisture, insects, and rodents

  • ¾” tongue-and-groove plywood subfloor

    • Glued and screwed

    • Staggered seams

    • Tight joints for zero deflection and long-term durability

Wall Framing System

  • 2x4 wall framing, studs spaced 16” on-center

  • 2x6 double-ply headers over all doors and windows

  • 4-ply top plate on front wall

  • 2-ply top plate on rear wall

  • Reinforced corners and structural intersections

  • Squared, plumb, and braced throughout

Exterior Sheathing & Weatherproofing

  • Structural wall sheathing installed to provide racking strength and rigidity

  • Seams taped and/or membrane-sealed as required

Moisture & Water Control

  • BlueSkin peel-and-stick membrane applied at:

    • Wall seams and transitions

    • Panel edges

  • 1¾” drip-edge wall flashing installed around the entire bottom perimeter

  • Full-length 4” BlueSkin waterproofing membrane installed continuously over flashing at the structure base

  • System designed to positively deflect water away from the foundation and floor system

Siding Systems

All siding systems are installed over a fully sealed weather-resistant wall assembly with integrated flashing, membranes, and bug protection.

Option 1 – Rancher Style Plywood Siding (Economical / Heavy-Duty)

  • ⅝” x 4’ x 8’ Ranchwall plywood siding

  • Vertical groove profile for a traditional rancher aesthetic

  • Double studs installed at all vertical panel seams for strength

  • Panels efficiently laid out to maximize material strength and minimize waste

  • Extremely impact-resistant and secure

  • Most economical option offering maximum durability per dollar

Best suited for: storage sheds, utility buildings, budget-conscious projects

Option 2 – James Hardie Horizontal Lap Siding (Premium Residential)

  • James HardiePlank® fiber cement siding

  • 7” reveal with full-length boards (no spliced seams)

  • Installed over rain-screen system where applicable

  • Color-matched Hardie-approved caulking

  • Residential-grade appearance with excellent longevity and fire resistance

Best suited for: backyard offices, studios, residential-facing installations

Option 3 – James Hardie Panel Siding (Modern / Studio Style)

  • James HardiePanel® vertical fiber cement panels

  • Clean, modern appearance with battens or expressed seams

  • Full-height panels for minimal joints

  • Excellent moisture resistance and dimensional stability

  • Sharp architectural look ideal for modern studios

Best suited for: modern studios, offices, high-end installations

Exterior Envelope Sealing

  • Windows, doors, and penetrations installed to code or equivalent standards

  • Includes:

    • BlueSkin peel-and-stick membranes

    • Header flashings

    • Integrated aluminum bug screens

  • Exterior envelope fully sealed against:

    • Wind-driven rain

    • Rodents

    • Insects

Painting & Exterior Finishing Process

  • All combed-face trim and primed Hardie siding:

    • Pre-painted prior to installation

    • Double-coated after installation

  • Color-matched Hardie-approved caulking applied at:

    • Trim edges

    • Siding joints

    • Fastener points

  • Final inspection ensures uniform coverage and sealed edges

  • Exclusion: Purchase and delivery of paint, stain, brushes, rollers, trays, and finishing supplies are not included unless specifically quoted.

Soffit System & Ventilation

  • 1x6 tongue-and-groove knotty pine soffit

    • Hand-selected for straightness and visual quality

    • Faces and edges pre-stained prior to installation

    • Installed tightly with hidden galvanized fasteners

  • Double or triple stain coat applied after installation

  • Optional painted plywood soffit panels available

  • 2” x 120” continuous vinyl soffit vent strips

    • Installed full-length on front and rear

    • Promotes airflow

    • Prevents bug and rodent entry

Roof Framing & Overhangs

  • 2x6 rafters, spaced 16” on-center, birdsmouth cut
